BTS member Jin has reportedly sold one of his residences at the luxury apartment complex Hannam The Hill in Seoul, recording a simple price difference of more than 8.2 billion KRW before taxes and other transaction costs.
According to reports citing property registration records on July 31, Jin sold a 235-square-meter unit at Hannam The Hill for 12.7 billion KRW (approximately 8.8 million USD) on April 6. The buyer reportedly completed the final payment and took ownership on June 27.
Jin purchased the residence in July 2019 for 4.49 billion KRW (approximately 3.1 million USD). Comparing only the purchase and sale prices, the transaction represents a difference of around 8.21 billion KRW (approximately 5.7 million USD) over roughly seven years.
However, the figure does not represent Jin’s final net profit. The actual capital gain would be affected by acquisition tax, capital gains tax, brokerage fees, and other expenses associated with the transactions.
No mortgage lien was reportedly registered when Jin acquired the property, leading to speculation that he paid the full purchase price in cash. The new buyer is also said to have completed the 12.7 billion won purchase without registering a mortgage, although the precise source of funding has not been publicly confirmed.
Jin was previously reported to have owned three residences within Hannam The Hill. In November 2019, he purchased a 206-square-meter unit for 4.27 billion KRW (approximately 3 million USD). He later acquired a 243-square-meter penthouse in March 2025 for 17.5 billion KRW (approximately $12.1 million USD), setting a record price for the complex at the time.
Following the latest sale, Jin is reportedly retaining the 206-square-meter residence and the 243-square-meter penthouse.
The timing of the contract has also attracted attention, as the agreement was reportedly signed before the government resumed heavier capital gains taxation for owners of multiple homes in designated regulated areas on May 10.
Hannam The Hill, built on the former site of Dankook University in Seoul’s Hannam-dong neighborhood, is widely regarded as one of South Korea’s leading luxury residential complexes. It previously served as a residence for BTS and has been associated with several prominent figures in the entertainment industry.
